As part of its partnership with MCB Real Estate, Rethink Community invested in The Enolia, a 151‐unit, 472‐bed student housing project at Morgan State University (MSU), the largest of Maryland’s historically Black colleges and universities (HBCU). The Enolia will encompass 3.3 acres representing the largest developable assemblage within a 1‐mile radius of MSU. The project is slated for completion in Q3 2025 and intends to welcome students for residency in Fall 2025.
MSU plans to open the Maryland College of Osteopathic Medicine (MDCOM) in 2025, the first osteopathic facility at an HBCU and the only one in the Northeast, which will drive increased demand for off-campus housing. As the first newly developed off‐campus student housing project in 20 years, the Enolia will help address these critical housing needs and enhance the main street, attracting more business to nearby shopping, dining, and other small businesses.

The last phase of Rethink Community’s City Vista project will be the development of an affordable housing project (“Teachers Village”) that will include 60 plus affordable multi-family units targeted towards teachers and municipal employees. The development seeks to alleviate the problems of teacher retention and recruitment in the Davidson County by providing quality, discounted housing within a short distance to 20+ K-12 institutions. This project deeply connects the City Vista project with the work Rethink Community has already initiated with the project adjacent Shwab Elementary to support the redevelopment of the school’s open spaces, playgrounds, and theater program.
