The Adventist HealthCare-anchored, 97,000 square foot, Class A Medical Pavilion II at National Harbor will bring a new level of needed healthcare services to the area
OXON HILL, Md., and WHITE PLAINS, N.Y., Oct. 6, 2020 – Seavest Healthcare Properties, a healthcare real estate investment firm, and Trammell Crow Company, one of the U.S.’s leading developers and investors in commercial real estate, broke ground this afternoon for The Medical Pavilion II, a five-story, 97,000 square foot medical office building (MOB) at National Harbor in Oxon Hill, near Washington, D.C.
The Class A medical destination, anchored by Adventist HealthCare, will be home to a full range of specialty and preventative care services. It will provide easy access from Washington, D.C., Maryland and Virginia with a dedicated exit off the Capital Beltway.

When completed in early 2022, The Medical Pavilion II at National Harbor will give Seavest over 350,000 square feet of state-of-the-art ambulatory facilities in the D.C. metro area.
The Medical Pavilion II at National Harbor will be adjacent to the National Harbor area’s only other MOB, also developed by Trammell Crow and owned by Seavest, the 95,000 square foot Medical Pavilion I, which opened in January 2019. Adventist HealthCare also partnered with Seavest and Trammell Crow for the development of the 169,000 square foot Medical Pavilion at White Oak, which opened in February 2020 on the campus of the new Adventist HealthCare White Oak Medical Center in Silver Spring, Md.

Adventist HealthCare plans to provide these comprehensive services at National Harbor: an Ambulatory Surgery Center offering orthopedic, ophthalmic, cardiovascular and general surgery; diagnostic imaging services; a Cancer Center offering breast, colorectal, prostate and other cancer care; additional outpatient services such as a vascular clinic, catherization lab, rehabilitation center, and wound care treatment.
National Harbor is a 350-acre mixed-use development on the banks of the Potomac River, about eight miles from downtown Washington, just south of the U.S. Interstate 295/495 Capital Beltway Outer Loop interchange. Like The Medical Pavilion I, The Medical Pavilion II will be located within close proximity to the many desirable elements of the popular waterfront development, which includes traditional office space, 2,500 residential units, numerous hotels, more than 10,000 on-site parking spaces and more than 1 million square feet of retail, dining and entertainment space.
National Harbor is in an affluent area of Prince George’s County, bordering on the eastern side of the District of Columbia. Within a 5-mile radius, 92.3 percent of the population has health insurance, with 66.3 percent of the population having private insurance. Additionally, the 124,107 local households have an average income of $117,932.
