Rethink Healthcare Real Estate expands portfolio of emergency hospitals in Dallas-Fort Worth metroplex

The 36,101 square foot acquisition is Rethink/Heitman venture’s seventh investment.

DALLAS-FORT WORTH, TX., and WHITE PLAINS, NY., February 1, 2023 – Rethink Healthcare Real Estate (“Rethink”), the White Plains and New York City based investment management firm (fka Seavest Healthcare Properties), has announced its recent acquisition of the real estate leased to an emergency hospital. This is the seventh property Rethink acquired in the Dallas-Fort Worth metroplex. The acquisition of the Mansfield-based property closed on January 30, 2023.

The emergency hospital is leased by a joint venture of a prominent healthcare system and Emerus and is operated by Emerus. Emerus is the nation’s leading operator of micro-hospitals and a nationally recognized, innovative leader in the delivery of emergency, inpatient and diagnostic medical healthcare. The emergency hospital has been open for about seven years and has provided critical care to tens of thousands of patients close to where they live and work.

Emergency hospitals typically feature a 24/7 emergency department and eight to twelve patient beds for when an overnight stay is warranted. The asset type has been achieving growing importance to healthcare systems as a cost effective, patient friendly means of providing a care point for emergency medical needs.

To acquire the property, Rethink ventured with Heitman LLC, a global real estate investment management firm with over $53 billion in assets under management, and arranged debt from CIT, a division of First Citizens Bank.

The project is located at 1776 US 287, Mansfield, Texas, south of highway 157 and along the east side of the US 287 Frontage Road.
