Senior Property Accountant

Rethink Capital Partners is a purpose-driven investment manager specializing in real estate and venture capital.  Through our activities, we strive to deliver strong financial returns for our investors and contribute to the betterment of society. The firm is seeking a Senior Property Accountant to join our team of over 30 professionals. The qualified person would be responsible for assisting with the required financial reporting for the real estate funds and would report directly to the fund controller.

Responsibilities

  • Prepare monthly property financials and reporting packages, including all supporting schedules, variance analysis and executive summary
  • Establish full understanding of leases and property operating agreements and ensure compliance with agreements
  • Enter new leases, renewals, and expansions into the accounting system
  • Accurately bill tenant rent, record and apply tenant cash receipts to tenant charges in the accounting system
  • Analyze weekly cash needs for properties and request funding when necessary; process payments for property expenses
  • Prepare Common Area Maintenance (CAM) reconciliations for all properties and tenants annually
  • For properties under development, process construction draws, respond to and coordinate with development partners on reconciliations and budget vs. actuals
  • Prepare monthly operating cash flow distribution analysis for each operating property
  • Develop annual budgets for properties and estimate charges for tenants, support asset management team with preparation of property annual business plans
  • Respond to tenant questions regarding billing and work with asset managers to resolve all tenant inquiries
  • Ensure timely payments of all mortgage and escrows
  • Complete all lender reporting timely and accurately
  • Interacting and coordinating with tax department to maintain tax basis books

Qualifications

  • Minimum bachelor’s degree in accounting
  • 1-2 years of accounting work experience required
  • Real estate or public accounting experience preferred
  • Team player who is organized proactive, self-directed, conscientious, and assumes responsibility for specific performance for themselves
  • Must possess attention to detail and strong organizational skills
  • Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands
  • Working knowledge of Yardi accounting system preferred, but not required

Pay & Benefits

  • Competitive compensation, salary range: $70,000 – $100,000 experience and location dependent
