Title: Construction Project Manager (CPM)

Location: Northeast Region (New York, Washington DC / Baltimore, or Pittsburgh)

Rethink Healthcare Real Estate (RTH) and Rethink Community (RTC), both wholly owned subsidiaries of Rethink Capital Partners, LLC, are seeking a Construction Project Manager (CPM). RTH is a leading investment manager in the medical office building and outpatient facility sector. RTC has a growing business investing in development projects that provide a quantifiable social impact to the communities where they are located. Responsibilities

The CPM will report to the head of Project Management and be responsible for overseeing a broad range of projects related to the strategies described above. This may include greenfield projects, substantial renovations, and tenant buildouts. The ideal candidate will have demonstrated experience managing or overseeing construction projects, strong interpersonal and writing skills, and a solid understanding of real estate fundamentals. Additional consideration will be given to candidates possessing demonstrated financial analysis and modeling skills. The CPM should expect to travel in the US up to 20 percent of the time.

Duties

Rethink Healthcare

  • Oversee property renovations and manage the build out of tenant spaces
  • Manage and validate construction draw requests in compliance with agreements
  • Aid in the preconstruction review process for acquisitions and developments
  • Provide day-to-day oversight of each development in conformance with the business plan
  • Conduct periodic site visits
  • Prepare information for management and investor reporting

Rethink Community

  • Work with the team to analyze and develop project proformas
  • Aid in the pre-construction review process for acquisitions and developments
  • Manage the horizontal development of new projects
  • Manage the vertical construction of in house or developer led projects
  • Conduct site visits as needed
  • Prepare information for management and investor reporting

Qualifications

  • Undergraduate degree in construction management, engineering, or a related field
  • Minimum five years of relevant experience including healthcare
  • Proven track record of successful project deliveries
  • Strong written/verbal communication skills
  • Highly organized and detailed and able to handle multiple concurrent projects
  • Strong proficiency with key modeling and construction management software

 Pay & Benefits

  • Competitive compensation including salary plus bonus: annual compensation range of $120,000 to $165,000, depending on experience
